Senior Quantity Surveyor

We are seeking an experienced and detail-oriented Quantity Surveyor to join our residential construction team. The successful candidate will be responsible for managing all commercial and cost aspects of residential new-build projects, ensuring they are delivered on time, within budget, and in line with contractual and quality standards.
Key Responsibilities
- Prepare cost plans, budgets, estimates, and feasibility studies for residential new-build developments
- Manage procurement processes, including tendering, tender analysis, and appointment of subcontractors and suppliers
- Prepare and administer contracts in line with Irish construction contracts (e.g. RIAI, Public Works Contracts)
- Measure and value works completed on site and agree interim valuations and final accounts
- Monitor project costs, cash flow, and variations, reporting regularly to senior management
- Assess and manage subcontractor accounts, payments, and variations
- Liaise closely with site management, design teams, clients, and subcontractors
- Identify and manage commercial risks and opportunities throughout the project lifecycle
- Ensure compliance with company procedures, contract requirements, and relevant Irish building regulations
- Assist in dispute resolution and claims management where required
Requirements
- Degree in Quantity Surveying or Construction Economics (or equivalent)
- Minimum 4 years experience in a Quantity Surveying role, ideally within residential new-build projects in Ireland
- Strong knowledge of Irish construction contracts and procurement methods
- Excellent numerical, analytical, and negotiation skills
- Proficient in Microsoft Excel and relevant QS/software packages
- Strong communication and stakeholder management skills
- Ability to manage multiple projects and meet deadlines
- Full driving licence (desirable, depending on role)
